GAMBIA PROPERTY SALES · PRACTICAL HELP BEFORE YOU COMMIT
Managing a property in The Gambia from abroad.
Protect the usefulness of your home or rental property with clear responsibilities, spending controls and regular information from the people looking after it.
Define the management appointment
Decide whether the property needs key holding, inspections, repairs, tenancy administration or help with a specific problem. Ask which services a provider can deliver and at what cost.
A property introduction or purchase does not automatically include ongoing management. Agree any later appointment separately.
Set rules for access and spending
- Who holds keys and who may enter the property.
- How often inspections happen and what written or photographic report you receive.
- Which expenses need prior approval and how invoices are supplied.
- Who deals with urgent faults and how you will be contacted.
- How contractors are selected and their work checked.
- How records, keys and funds are handed over if the appointment ends.
Keep rental income and expenses visible
For a let property, agree how rent is collected, arrears handled and payments reported. Keep tenancy records, deposits and management charges clearly identified. Ask an adviser about relevant tax and accounting obligations.
Use realistic budgets for vacant periods, repairs and replacements. A manager should not promise occupancy or returns without a clear and supportable basis.
Check legal issues before they grow
An unexpected occupier, boundary change, family disagreement or disputed tenancy may require legal advice. Ask the manager to report issues promptly and preserve the relevant records.
We can discuss the property and the type of professional help required. Agree response times and emergency arrangements directly with the appointed provider.
YOUR NEXT STEP

Tell us the location, what you want to do and the question you need help resolving. Include any deadline or proposed payment date.
