GAMBIA PROPERTY SALES · PRACTICAL HELP BEFORE YOU COMMIT
Property marketing and advertising in The Gambia.
Help serious buyers understand the property and the next step. Accurate information and current availability are the foundation of useful property marketing.
Prepare the facts before the advert
Collect the location, dimensions, accommodation, condition, asking price and currency. Include current photographs and explain any occupation, access issue or known defect.
Check that the person instructing the marketing has authority. Establish which documents can be made available for an interested buyer’s professional review without publishing sensitive records openly.
Explain what a buyer can expect
- A clear property reference and date the price and availability were confirmed.
- An honest description of the accommodation or land and what is included.
- Viewing arrangements and a named contact route.
- Any material uncertainty about documents, access, occupation or development proposals.
- The next step for obtaining fuller information and arranging checks.
Agree the marketing appointment
We welcome enquiries from owners, representatives, agents and developers. Discuss the channels, content, enquiry handling and updates required for the property. Agree fees, duration and any commission before work starts.
Do not promise a valuation, guaranteed buyer or sale timetable unless the specific service and basis have been established. Paid promotion should not be confused with a professional assessment of the property.
Keep the listing accurate as matters change
Update price changes and offers promptly. Mark a property reserved, withdrawn or sold when that status is confirmed. Remove outdated payment plans and avoid describing an unverified property as legally cleared.
For a historic listing, explain its status prominently and invite an enquiry about current availability rather than presenting an old offer as live.
YOUR NEXT STEP
Discuss property marketing.
Tell us the location, what you want to do and the question you need help resolving. Include any deadline or proposed payment date.
Start with a short summary. We will explain the next step and any fees before work begins. Please leave identity documents and bank details out of this first message.
